Property Purchases

After you have found the property of your choice and agreed a price, the Real Estate agent will send us the relevant details so that we can complete the necessary steps to complete the purchase.

It is important that there is no commitment by either party until the contracts are exchanged.

Contracts may be exchanged in one of two ways:

1.

By the Real Estate Agent issuing a Sales Advice and the Purchaser paying a refundable holding deposit.

Exchange usually takes place 7-10 days after acceptance of the holding deposit.

At this time you would be required to pay the balance of the 10% deposit.

2.

By the Real Estate Agent exchanging contracts with a cooling off period and payment of a non refundable deposit based on a percentage of the purchase price with the balance making up the 10% payable prior to the end of the cooling off period.


Prior to exchanging contracts, Shad Partners will:-

  • If the property is a unit or a villa, we recommend a Strata Report be obtained.
  • Ask you if you require building and pest reports. Although these reports are at your expense we recommend you allow us to arrange for them. A small outlay now may prevent an unexpected large outlay at a later date should problems arise.
  • Attempt to obtain an up to date survey report. If this is not available we willl seek your instruction to obtain one at your cost.
  • Make inquiries to ensure the purchase complies with Council requirements.
  • Confirm you have unconditional loan approval from your Bank
  • Finalise with you:
    • Settlement date: the date yopu wish to occupy the property.
    • Inclusions: Items you expect to remain with the property when the vendor vacates.
    • Stamp duty exemptions/dicounts in relation to the FirstHome Plus scheme.
    • Eligibilty for the First Homeowner Grant
    • Balance of the 10% deposit.

Provided everything is in order and you have accepted the terms and conditions, the contract will be exchanged. Once exchanged all parties are legally bound to complete their responsabilities. The vendor must sell and you must purchase the property.
